Alba Reserve

Alba Reserve is a proposed condominium tower at 4720 N Flagler Drive (site spanning roughly 4700–4806 N Flagler) in the Northwood Harbor area, next to the completed Alba Palm Beach. The developer is 4700 N. Flagler LLC, a partnership of BGI Cos. and Blue Road Group. The design is by Carlos Ott with Spina O'Rourke + Partners. The original 2025 filing called for townhomes, penthouses and three-bedroom condominiums of 1,440 to 3,505 sq ft, with an eighth-floor amenity deck holding two pools and guest suites. The project needs a rezoning and waivers, and in May 2026 the city planning board voted 6–1 to recommend denial.
